A lot of houses of this size, do only have one family bathroom. It is more common than en-suite and family bathroom. The curb appeal of the 3 bed upstairs is FAR better.

To have a woman in her bra unnecessarily in the thumb nail fit more views is annoying

Im in north wales and started watching after a random video suggestion appeared i follow Kara&Nate and the Travel beans and campervibes and have subscribed to them for years. So im always happy to give a new vhannel yo me a watch. My watching style is to go to the vety earliest video someone has posted and watch from the start completely and your channel didnt disappint it was very refreshing style wise, you were both so young so that was interesting watching uour knowledge progress and your confidence too. So im currently upto this video after just a few days of binge watching and although its july 2024 now and im obviously 2 years behind i look forward to watching all your videos and gradually catching up to current day. Im desperately trying to avoid seeing any current day thumb nails 😂. Great videos so far guys they really are enjoyable and i watch these van life travel videos as unfortunately family circumstances mean i can no longer travel as im a full time lone carer for a family member who can't travel health wise so i travel and experience a different life vicariously through great people like yourselves who share your youtube lives. So thankyou.

Sorry, this might be a little late but, if you’re considering a Juliette balcony, why not shift those doors to above your new extension and create a roof terrace? You could ask your builders to ensure the roof is strong enough and you can add a fence around yourself, so, not expensive. Your sloped garden could be enjoyed much better from an elevated position. We did this over our attached (large) shed and OMG, it’s my favourite part of our house. Think waking up and stepping straight out of your bedroom with a morning coffee. Adds a huge WOW factor too😃

Definitely prefer the option of two en-suites - private bathrooms is a must have nowadays xx

Live in Australia over here... Here I would say all master bedroom renos/ new builds would always have an ensuite (necessity). Given it is quite an upmarket neighbourhood would it be the same in the uk? Also suggestion: have you looked into the cost of also extending out above the new living area extension? Could maybe get three bedrooms, a master ensuite and a family bathroom upstairs? Love what you're doing!

So then they can have an en-suite, and a good large dressing room, as I do like thinking of a few ideas and personal preference if I was buying a new home, then have a little second bedroom and then a smaller separate bathroom? In the landing?

Option 2 for sure..... don't have to finish all at once

A front garden sloping towards the house can be good to look at from inside. If you build a retaining wall you either need a very nice wall or layered planting instead. Even with a retaining wall, you could keep a 30 degree slope for the bit between the wall and the house (assuming there's any space left after the car park). As for the long back garden, unless you're going for a Versailles look it's better not to have the whole length visible at once. Break up the view with planting or structures, leaving enough clues that there is more to explore like openings or tall trees. Also, the roof of that extension will be very prominent from the upstairs window, consider a green roof.

Very strange they are going with a flat roof when you've got all that tree cover, take a look at the moss on the roof and imagine the state of the roof in 6months when its "flat". I suppose if you are flipping it though thats not a problem you'll have to deal with but from a long term point of view a flat roof isn't ideal here.

I'd go with the double dormers, 3 bedrooms and try to squeeze an en suite into the dressing area of the main bedroom. That'll definitely maximise your profit - even if you need to spend longer on the reno and get some tradies in. It'll be worth it in the long run.

We think that two bathrooms upstairs is a great idea and uses space well. Also well done on the house purchase! We are in berkshire atm it’s a very idyllic area

I think you should have the 3 beds and 1 bath upstairs. You can then turn the beds & bath downstairs into master with en suite .

We have 2 bedrooms each with a dormers and 1 bathroom shared, with a separate toilet downstairs. Its fine for thr bathroom but i wosh we had 3 bedrooms, we will be extendong eventuwlly to add a 3rd bedroom eoth an en suite qs its just not been practical only having the 2. We also live in an area whivj has houses of sinilar size and price (before and after renovations) as this street you're on

Why don’t you do double storey extension where the garage is ?

Ide go with the 3bed option and have bathroom for the 2 bedeooms and pigy back and ensuite on the back in bedroom 1
